Frequently Asked Questions (FAQ)

General Questions

What is HomesWithOwnerFinancing.com

We are a nationwide listing platform that helps connect buyers and sellers of owner-financed homes and land contract properties. We provide property listings, educational resources, and tools to help buyers explore alternative home-buying options. We are not a real estate broker, lender, or financial institution.

What is an owner-financed home?

An owner-financed home is a property where the seller offers financing directly to the buyer instead of using a traditional bank or mortgage lender. The buyer makes payments to the seller under agreed-upon terms.

What is a land contract?

A land contract (also called a contract for deed) is an agreement where the buyer makes payments directly to the seller while the seller retains legal title until the contract terms are fulfilled. Land contracts are governed by state laws, which vary significantly.

Is owner financing legal?

Yes — owner financing and land contracts are legal in many U.S. states, but rules vary by state. Buyers and sellers should consult a qualified real estate attorney or title company before entering into any agreement.

Why does each state show a different number of listings? How often are listings updated?

The number of owner-financed homes available varies by state, city, and seller activity, so not all states will have the same number of listings at any given time. Inventory is constantly changing as new properties are added and others are removed once sold or withdrawn. Check back often to see what’s new!

To protect buyers and reduce scams or outdated information, listings are reviewed and verified before being published, then monitored daily and refreshed weekly. Properties that appear inactive, misleading, or no longer available are removed to keep the listings as accurate and current as possible.

Because owner-financed homes are often sold quickly and directly between buyers and sellers, availability can change frequently — checking back regularly ensures you’re seeing the most up-to-date opportunities.

Can I access listings by state only and not be region?

No — verified listings are only bundled under a region or nationwide. Select your region: Northeast, Midwest, Southeast, Southwest, Western.

For Buyers

Do I need good credit to buy an owner-financed home?

Credit requirements are determined entirely by the seller. Many sellers are open to working with buyers who may not qualify for traditional mortgages due to bad credit or self-employment, but terms vary by property.

How do I contact a seller?

Once you have access to listings, you can view seller contact information directly on the property page and reach out to the seller to discuss terms. We do not negotiate on behalf of buyers or sellers.

Do you approve buyers or applications?

No. We do not approve buyers, process applications, or make lending decisions. All buyer qualification and approval decisions are made directly by the property owner.

Do you guarantee listings or transactions?

No. We do not guarantee property availability, financing approval, or transaction outcomes. Buyers are responsible for conducting their own due diligence.

Should I use an attorney or title company?

Yes. We strongly recommend using a licensed real estate attorney and/or title company to review contracts and handle closing to ensure compliance with local laws.

I didn’t find the home I’m looking for, am I able to get a refund?

Because owner-financed homes are often sold quickly and directly between buyers and sellers, availability can change frequently — checking back regularly ensures you’re seeing the most up-to-date opportunities. Refunds are not issued for:

  • Dissatisfaction with individual listings or seller terms

  • Lack of response from property owners

  • Changes in listing availability after purchase

  • Failure to read listing details or access instructions

  • Forgetting to cancel a recurring subscription
